After all of this talk in the past decade about the need for green buildings, the question is no longer WHY we need to go green, the question is HOW.  American cities are confronting serious issues and are they are in dire need of tangible, deployable & affordable solutions. This talk explores the lost city of Detroit by analyzing its decline from the once great "American Dream City" and mapping out a plan for transforming it into an urban oasis of sustainability.  The lessons learned here could be applied to every rust belt and industrial city in the country.

In stark contrast, we investigate the city of Dallas, a place born from the oil industry but now developing one of the most sustainable city blocks in the US.  The third "D" of the talk delves into the growing trend of despotism and the strange forces working against the greening of the economy. This "bullet-point free" talk is presented by the acclaimed author of "Green Building for Dummies."

Learn about ANSI/ASHRAE/USGBC/IES Standard 189.1, Standard for the Design of High-Performance Green Buildings, except Low-Rise Residential.  The standard is intended for code adoption and provides minimum requirements for high performance new buildings and major renovations. The standard is a compliance option within the recently released draft International Green Construction Code. 

This session explores this new standard by providing detailed information regarding the intent, criteria, and goals of implementing this standard. It is applicable to new commercial buildings and major renovation projects covering five main topic areas, including energy efficiency, sustainable sites, water use efficiency, a building’s impact on the atmosphere materials and resources, and indoor environmental quality.

Incentive programs like the proposed "Cash for Caulkers" have the dual benefit of reducing harmful emissions into the environment and stimulating the economy.  While a lot of tax-payer money is going into programs like this, it can be debated that the overall benefit far outweighs the cost.  While these programs are incenting individuals and businesses to become more energy efficient, it's important to consider how efficient the programs are themselves.

#1) Building with not only renewable, but renewed resources is just another path to sustainable homes.  Plumbing fixtures, flooring, roofing, windows and other materials are going to the landfill instead of being refinished, repurposed, or reused in newer homes.  Nothing gives a new home more character than bringing in solid, well-built components that are destined to become waste.  

#2)  We are now dealing with homes that were built to low (or no) building standards.  We can hope that these homes will be renovated, insulated, and salvaged, but in truth, many are disposable homes.  In our rush to put every family in a home, we didn't look forward thirty or fifty years to how that home would "age".  Today we have an opportunity to cease building "disposable" homes.  To build solid homes, to think about the future of that home and how it will support change.  Sustainable building must not just support "cradle to grave", but must look beyond and but must support buildings that will shelter for centuries.

Overview of tax benefits for energy efficient commercial construction as provided for by the Energy Policy Act of 2005.  Federal tax deductions worth up to $1.80 per square foot are available for commercial buildings or retrofits placed in service since 12/31/05.  Deductions also available for architects and engineers who have designed municipal buildings that meet energy efficiency criteria.  Presentation will include an overview of the law and history of this deduction, method of receiving the deduction, and action plan for capitalizing on this meaningful tax savings opportunity.  Architects, engineers, lighting professionals, ESCOs, CPAs, and building owners will all benefit from gaining insight into how they can save green while going green.
